HIGH TECH AND SUSTAINABLE.

Private Division's new office is high-tech office in the Watershed Building with spaces defined by tasteful colors and materials. The Watershed Building, built as part of Seattle's Living Building Pilot Program, necessitated careful selection of sustainable materials and building solutions, with respect and celebration of the building's unique castellated structure and phenomenal location. The space plan tactfully optimizes the waterfront views and access to the roof deck. Flexibility in functionality is provided by a folding operable partition and overhead garage door that connect the the central conferencing area with the break area, deck, and reception.

The Living Building Challenge's stringent requirements with regards to sustainability, accountability, and ethical materials challenged aspects of conventional building with its rigorous vetting process that required proactive design decisions and real teamwork with all parties to deliver design and construction on schedule. Additionally, the base building was designed with an egress pathway through our client's space. In order to ensure the client's space was secure for their intellectual property, the terrace space was sectioned to limit occupancy to below the threshold triggering egress through the client's space, while maintaining the egress pathway of the terrace.
